Security deposit
A £250.00 must be paid with all confirmed bookings. This protects Taunton Manor Property Ltd against damage or theft of property.
If a security deposit is paid in cash on arrival, the caretaker will provide you with a receipt confirming the payment of the security deposit of £250.00 in cash. Your deposit will be returned to you in cash before departure and subject to an inspection of the property.
If the security deposit has been paid via on line banking (OLB) your deposit will be refunded to your bank account a few days after your stay so that the caretaker can confirm that the property has been left as found on arrival.

Deductions from Security deposit refund
A monetary deduction from the security deposit will be made for damage to property such as linen, towels & other fabric or missing items. This will be made at the discretion of the Caretaker and you will be notified of this amount in writing before it is deducted from the security deposit to be refunded to you. Where available, Taunton Manor Properties will provide photographic evidence of said damage.

Booking
The security deposit must be paid with the deposit for the holiday stay which will be no less than 50% of the weekly/weekend booking charge. For clarity, if the weekly booking charge is £1,000, a £500.00 deposit to secure the holiday must be paid together with the security deposit of £250.00. The remaining balance of £500.00 must be paid no less than 14 days prior to arrival for your stay. Late bookings
If the property is booked at very short notice, the payment for the holiday stay must be paid in full together with the £250.00 security deposit via On line banking (OLB). Payment must be received & confirmed to Taunton Manor Properties before access is given to the property.

Refunds
A full refund will be given where cancellation of your holiday stay or weekend break is 30 days or more prior to your arrival date. Cancellation of a booking must be made to Taunton Manor Properties Ltd in writing by emailing Gareth at Gareth.Saunders1815@gmail.com

Booking cancellation fee
A booking cancellation fee will only be applied in the event of short notice cancellation i.e. less than 30 days from your arrival date when a replacement booking is unlikely. The fee charged is at the discretion of Taunton Manor Properties Ltd. The cancellation fee will increase proportionally the nearer the date of the stay as Taunton Manor Properties cannot guarantee a replacement booking.

VAT
TMP will apply VAT at the standard rate currently 20%. VAT does not apply to the security deposit.
